Building new villas

I've had an old house on a big block for a few years. I realised that I can actually fit three villas on the same block, so I am knocking down the old house and building some new villas that I can sell. I'll be able to make some money and get a newer house, which seems like a good deal to me. This whole construction process is a new thing for me, so I thought I'd start a blog showing how it all works. This blog will be useful for anyone thinking of constructing new villas on a residential block.

Two topics a person should discuss with their painter during their home renovation project

If a person is doing some home renovations that will include changing or refreshing the wall paint, here are some topics they should discuss with the painter they've hired.

The areas of the home the painter will be able to access and work in

If a person plans to have multiple types of renovation work done to their home whilst the painter will be in it, they may need to talk to this professional about the areas of the property the painter will be able to access and work in. For example, if the hallway that leads to the kitchen the homeowner wants to have painted is being renovated and its flooring is being replaced, the homeowner might need to show the painter how they can access the kitchen via a different route (such as walking around the side of the house and using the back entrance).

The homeowner should also ask the painter what supplies they'll be bringing with them and ensure they'll be able to carry these tools through this alternative route. For example, the painter might need to bring a large ladder to paint the kitchen ceiling. If the homeowner knows the ladder will be hard to fit through their property's narrow walled-in exterior path, they may need to arrange for this ladder to be passed through the partly-renovated hallway and into the kitchen. Similarly, if the area the painter will be working in will be occupied by other contractors at the same time, the homeowner should ask the painter how much space they'll require for their paint rollers, paint tubs and other supplies. The homeowner can then ensure the other contractors leave enough space for the painter's items.

The approach that should be taken to handling the dust and debris from the other renovations

The homeowner in this situation should also talk to the painter about the best way for them to handle the impact the renovation dust and debris could have on the new paintwork. If for example, the homeowner is having a new bathroom installed beside the bedroom they need to have painted, the dust generated by the bathroom renovations could travel into the bedroom, where it might get stuck on the wet painted surfaces. This could ruin the paintwork and result in it needing to be redone.

In this scenario, the painter might suggest that they use a zippable dust door protector on the bedroom door; this would minimise the dust that would float from the bathroom to the bedroom. Additionally, the painter might recommend that the homeowner rent an air scrubber and keep it running in the bedroom or near the bathroom; this equipment could absorb a lot of the renovation dust and thus help to keep it away from the paint whilst it's drying.
